Viewings will be arranged for a convenient time, all accompanied viewings are available 9am – 5pm Monday to Friday and 10am – 12pm Saturday. Out of hours viewings can be arranged subject to availability.

APPLICATION PROCESS

Once you have found the property you want to apply for you will need to complete a Tenant Offer Form. Once this has been completed it will enable us to assess your suitability for the property.

The next stage will be to complete an online application. You will need the following information to accompany the application:

  • Photograph ID or birth certificate.
  • Proof of current address (utility bill).
  • Last 3 months bank statements.
  • Last 3 months wage slips (where applicable).
  • Proof of any benefits you are entitled to.

APPLICATION APPROVALS

Once your application has been approved, we will arrange a move in date and for you to collect the keys.

We will request payment of the bond and rent. Once in receipt of the funds we can arrange for the relevant documentation to be signed. If you have a guarantor then they will also have to sign the documentation. You will also receive a rental pack with all the associated documentation relating to the tenancy.

TENANCY AGREEMENTS

Our tenancies are an Assured Shorthold Tenancy Agreement granted for an initial 6 months period. If all parties are content with how the initial 6 months tenancy has run the tenancy can be renewed for another 6 months or continue on a periodic tenancy.

BOND/DEPOSIT

Property managed by Hindley and Lamb will have the bond paid into the Deposit Protection Service, the bond is used to protect the landlord against any damage or changes to the property deemed to be unacceptable, cleaning issues and rent arrears. In most cases the bond is returned to the tenant in full when the property is left in a satisfactory condition.

If the property is to be managed by the landlord, then we will release the bond to the landlord for them to register in their chosen deposit scheme.

The bond cannot be used as a means of rent payment.

INSURANCE

Tenants are responsible for insuring their own possessions and contents during the term of the tenancy.

MOVING OUT OF YOUR PROPERTY

If we are fully managing your property and you wish to leave the property, you are required to give us 1 month's notice to vacate the property. We need this notice in writing. Please check your tenancy for what notice period is required and when it needs to be served.

A member of our team will arrange to meet you at the property on the final day of your tenancy to conduct our final inspection, meter reads and collect the keys. Once this has been completed, we will arrange for distribution of the bond to the relevant parties.

The property should be left as it was when you moved in and in line with the initial condition report. We suggest that the property is thoroughly cleaned throughout and that the gardens are neat and clear of any rubbish. The property must be emptied of all your personal belongings to avoid any charges you may incur for them to be removed.

INSPECTIONS

We inspect all our managed properties every 3 months. A written inventory will be used, and a copy is available for you to see and sign. If you can't attend the inspection and are happy for us to use a key to enter the property, let us know when we call to arrange the appointment.

All inspections will be conducted by a member of our team. The inspection report will be available to the Landlord and Tenant and any issues arising from the inspections will be addressed swiftly.

We pride ourselves on dealing with any maintenance issues as quickly as possible. We aim to have our contractors to the property within 24 hours to assess maintenance issues.

We ask that any maintenance issues you have whether large or small are reported promptly to us so they do not escalate into a larger issue or costly repair.
